Primeramente, el razonamiento de utilizar deuda en los proyectos inmobiliarios parte de la premisa que el costo financiero de las mismas (Tasa de inter\u00e9s) es menor a la tasa de rendimiento de ingreso operativo neto (Net Operating Income &#8211; NOI).  Si el diferencial es significativo, la deuda ser\u00eda beneficiosa y si lo ponemos en la<strong> f\u00f3rmula de WACC <\/strong>(Weighted Average Cost of Capital) tendr\u00edamos un retorno m\u00ednimo requerido para los nuevos proyectos en desarrollo\/adquisici\u00f3n.<\/p>\n<p class=\"paragraph\" data-count=\"330\" data-wrap=\"58\">El nivel de endeudamiento lo podemos analizar desde diferentes rubros, tales como; Deuda vs. Valor en Libros, Deuda vs. EBITDA, o bien, Gastos en Intereses vs. NOI, etc.  Actualmente los REITS en EU en promedio tienen un <strong>endeudamiento vs. EBITDA de 5 veces,<\/strong> comparado a 7 y 8 veces que tuvieron antes de la \u00faltima recesi\u00f3n (2008).<\/p>\n<p class=\"paragraph\" data-count=\"279\" data-wrap=\"46\">El sector est\u00e1 experimentando una etapa de desapalancamiento y los Equity &#8211; REITS est\u00e1n reduciendo su deuda a trav\u00e9s de emisi\u00f3n de nuevas acciones y en paralelo, est\u00e1n extendiendo la <strong>madurez de su deuda<\/strong> para continuar teniendo bajas tasas de inter\u00e9s existentes en el largo plazo.<\/p>\n<p class=\"paragraph\" data-count=\"417\" data-wrap=\"73\">Acorde a NAREIT, los REITS en EU cuentan con un nivel de endeudamiento que oscilan <strong>entre 40 al 60 por ciento <\/strong>sobre activos y este indicador var\u00eda conforme a los ciclos en la industria (valuaci\u00f3n\/Cap Rates var\u00edan conforme al tiempo).  Pero el mercado premia a las empresas con un robusto y s\u00f3lido balance general que puedan soportar cualquier correcci\u00f3n en el mercado y que sean resilientes a los cambios en el sector.<\/p>\n<p class=\"paragraph\" data-count=\"307\" data-wrap=\"55\">Actualmente muchos de los REITS cuentan con una deuda que oscila entre 40 a 50 por ciento de sus activos.  Este nivel de endeudamiento les permite contar con una buena calificaci\u00f3n de cr\u00e9dito cuyo resultado es un<strong> menor costo de capital <\/strong>lo cual permite a la firma poder emitir deuda a tasas muy competitivas.<\/p>\n<p class=\"paragraph\" data-count=\"281\" data-wrap=\"44\">Adem\u00e1s, el contar con un nivel inferior de endeudamiento (Deuda\/Activos) permite utilizar esta capacidad en los eventos de adquisici\u00f3n de portafolios ya que las entidades financieras ver\u00e1n que es posible contar con m\u00e1s deuda debido a la capacidad no ejercida a\u00fan (i.e. dry powder).<\/p>\n<p class=\"paragraph\" data-count=\"383\" data-wrap=\"77\">Actualmente la tendencia de desapalancamiento de los REITS consiste en reducir la deuda y en el escalonamiento de vencimientos a un porcentaje de 10 a 15 por ciento de la deuda por a\u00f1o y se ha logrado <strong>a trav\u00e9s del periodo de 2008 a 2018<\/strong>, disminuir el Gasto en Inter\u00e9s vs. NOI de 38 por ciento a 22.4 por ciento y la deuda sobre Valor en Libros de 58.3 por ciento a 48.4 por ciento.  <\/p>\n<p class=\"paragraph\" data-count=\"267\" data-wrap=\"50\">La situaci\u00f3n de las FIBRAS en M\u00e9xico es diferente al del vecino del norte.  El nivel de endeudamiento recomendado por los expertos en este tipo de instrumentos est\u00e1 en el <strong>rango de 30 a 40 por ciento<\/strong> sobre activos y por regulaci\u00f3n no puede excederse del 50 por ciento.<\/p>\n<p class=\"paragraph\" data-count=\"549\" data-wrap=\"105\">En M\u00e9xico podemos concluir que en la mayor\u00eda de las FIBRAS la deuda oscila el 40 por ciento sobre Activos.  Lo que si podemos notar es que algunas FIBRAS se cotizan subpar a su Valor en Libros y considerando ese descuento, la mejor decisi\u00f3n econ\u00f3mica es <strong>vender activos por unidad <\/strong>(\u201ca granel\u201d) a un valor razonable de mercado y i) recomprar acciones y ii) disminuir deuda.  Tal es el caso de<strong> Fibra INN <\/strong>(FINN) que acaba de anunciar la venta de un hotel en Chihuahua y el destino de ese capital va a ser i) recompra de certificados y ii) pago de deuda.<\/p>\n<p class=\"paragraph\" data-count=\"359\" data-wrap=\"56\">La capacidad de endeudamiento var\u00eda conforme a grupo empresarial pero la deuda actual ha sido v\u00eda i) l\u00edneas de cr\u00e9dito con instituciones financieras, o ii) Bonos Quirografarios.  Actualmente <strong>hay varias FIBRAS que han emitidos Bonos Quirografarios<\/strong> en M\u00e9xico, pero mientras las l\u00edneas de cr\u00e9dito sean tan competitivas, la migraci\u00f3n total a bonos ser\u00e1 m\u00e1s lenta.<\/p>\n<p class=\"paragraph\" data-count=\"528\" data-wrap=\"80\">Considerando estos factores, el<strong> sector inmobiliario en M\u00e9xico <\/strong>como en EU est\u00e1 viviendo una etapa de desapalancamiento (Deleveraging) donde las firmas est\u00e1n enfocadas mejorar su perfil de cr\u00e9dito, reduciendo deuda trav\u00e9s de venta de activos no estrat\u00e9gicos, incrementando la <strong>capacidad de generaci\u00f3n de flujo<\/strong>, extendiendo los vencimientos de deuda para mejorar la calificaci\u00f3n de riesgo.
