(EUROPA PRESS) &#8211;<\/p>\n<p itemprop=\"description\">El n\u00famero de hipotecas constituidas sobre viviendas inscritas en los registros de la propiedad se situ\u00f3 en 29.032 el pasado mes de abril, cifra un 0,1% inferior a la del mismo mes de 2018, seg\u00fan ha informado este jueves el Instituto Nacional de Estad\u00edstica (INE), que recuerda que los datos de esta estad\u00edstica proceden de escrituras p\u00fablicas realizadas anteriormente.<\/p>\n<p>Con este descenso interanual, la firma de hipotecas sobre viviendas regresa a terreno negativo despu\u00e9s de haber encadenado doce meses de ascensos.<\/p>\n<p>De acuerdo con los datos difundidos por el INE, el importe medio de las hipotecas sobre viviendas subi\u00f3 un 0,7% respecto a abril de 2018, hasta los 124.655 euros, mientras que el capital prestado subi\u00f3 un 0,6% en tasa interanual, hasta rozar los 3.619 millones de euros.<\/p>\n<p><iframe id=\"ep-chart-741e82d1-66bc-4022-b057-f44d26c3bfa2-106\" src=\"https:\/\/www.epdata.es\/embed\/741e82d1-66bc-4022-b057-f44d26c3bfa2-106\/450\" style=\"width: 100%; min-height: 450px; overflow: hidden;\" frameborder=\"0\" scrolling=\"no\" height=\"450\"><\/iframe><\/p>\n<p>En t\u00e9rminos mensuales (abril sobre marzo), el n\u00famero de hipotecas sobre viviendas retrocedi\u00f3 un 5,5%, mientras que el capital prestado para este tipo de hipotecas baj\u00f3 un 6%. En ambos casos se trata del mayor descenso en este mes desde 2017.<\/p>\n<h2 class=\"ladillo\">ANDALUC\u00cdA Y MADRID, A LA CABEZA DE LAS HIPOTECAS SOBRE VIVIENDAS<\/h2>\n<p>Las comunidades con mayor n\u00famero de hipotecas constituidas sobre viviendas en abril fueron Andaluc\u00eda (6.065), Madrid (5.380) y Catalu\u00f1a (4.636).<\/p>\n<p>Las mayores tasas de variaci\u00f3n anual se dieron en Navarra (+47,4%), Andaluc\u00eda (+16,7%) y La Rioja (+15,1%). Por contra, los mayores descensos correspondieron a Murcia (-25,8%), Baleares (-22,4%) y Madrid (-10,3%).<\/p>\n<p>El tipo de inter\u00e9s medio para los pr\u00e9stamos hipotecarios sobre viviendas alcanz\u00f3 el pasado mes de abril el 2,59%, frente al 2,67% de un a\u00f1o antes, con un plazo medio de 24 a\u00f1os.<\/p>\n<p><iframe id=\"ep-chart-8072b08e-dd20-40d5-839e-33746a096e31\" src=\"https:\/\/www.epdata.es\/embed\/8072b08e-dd20-40d5-839e-33746a096e31\/450\" style=\"width: 100%; min-height: 450px; overflow: hidden;\" frameborder=\"0\" scrolling=\"no\" height=\"450\"><\/iframe><\/p>\n<p>El 56,8% de las hipotecas sobre viviendas se constituy\u00f3 a tipo variable, en contraste con el 43,2% que se firm\u00f3 a tipo fijo. El tipo de inter\u00e9s medio al inicio para las hipotecas sobre viviendas a tipo variable se situ\u00f3 en el 2,30%, frente al 3,09% de las de tipo fijo.<\/p>\n<p>BAJAN LAS FINCAS HIPOTECADAS<\/p>\n<p>De acuerdo con los datos del organismo estad\u00edstico, durante el cuarto mes del a\u00f1o se constituyeron 38.718 hipotecas sobre fincas r\u00fasticas y urbanas (dentro de estas \u00faltimas se incluyen las viviendas), cifra que supone un descenso del 4,2% respecto a abril de 2018.<\/p>\n<p>El capital de los cr\u00e9ditos hipotecarios concedidos baj\u00f3 un 2,5% respecto al mismo mes de 2018, hasta los 5.515 millones de euros, en tanto que el importe medio de las hipotecas constituidas sobre el total de fincas ascendi\u00f3 a 142.440 euros, un 1,8% m\u00e1s.<\/p>\n<p><iframe id=\"ep-chart-b6265b87-3bd1-4f3b-9b07-d46e97b782ca-106\" src=\"https:\/\/www.epdata.es\/embed\/b6265b87-3bd1-4f3b-9b07-d46e97b782ca-106\/450\" style=\"width: 100%; min-height: 450px; overflow: hidden;\" frameborder=\"0\" scrolling=\"no\" height=\"450\"><\/iframe><\/p>\n<p>El tipo de inter\u00e9s medio al inicio para el total de fincas se situ\u00f3 en el 2,51%, con un plazo medio de 23 a\u00f1os. Para las hipotecas a tipo variable, que representan el 58,7% del total, el tipo de inter\u00e9s medio fue del 2,23% al inicio, mientras que se situ\u00f3 en el 3,07% para las de tipo fijo.<\/p>\n<p>CAMBIOS EN LAS CONDICIONES<\/p>\n<p>En cuanto a las hipotecas con cambios registrales, sumaron 4.814 en abril, un 20,9% menos que en el mismo mes de 2018.<\/p>\n<p>Atendiendo a la clase de cambios en las condiciones, en abril se produjeron 3.932 novaciones (o modificaciones producidas con la misma finalidad financiera), con un retroceso interanual del 19,3%.<\/p>\n<p>El n\u00famero de operaciones que cambiaron de entidad (subrogaciones al acreedor) baj\u00f3 un 27,8%, mientras que el n\u00famero de hipotecas en las que cambi\u00f3 el titular del bien hipotecado (subrogaciones al deudor) disminuy\u00f3 un 25,3%.<\/p>\n<p>De las 4.814 hipotecas que cambiaron sus condiciones el pasado mes de abril, el 39,6% se debieron a modificaciones en los tipos de inter\u00e9s.<\/p>\n<p><iframe id=\"ep-chart-807557bb-b035-4f46-9ef5-5b32ac275824-106\" src=\"https:\/\/www.epdata.es\/embed\/807557bb-b035-4f46-9ef5-5b32ac275824-106\/450\" style=\"width: 100%; min-height: 450px; overflow: hidden;\" frameborder=\"0\" scrolling=\"no\" height=\"450\"><\/iframe><\/p>\n<p>Despu\u00e9s del cambio de condiciones, el porcentaje de hipotecas a inter\u00e9s fijo subi\u00f3 desde el 11,2% al 21% y el de hipotecas a inter\u00e9s variable cay\u00f3 del 88,2% al 77,9%.<\/p>\n<p>El eur\u00edbor es el tipo al que se referencian la mayor\u00eda de las hipotecas a tipo variable tanto antes del cambio (76,8%) como despu\u00e9s (71,9%).<\/p>\n<p>Tras la modificaci\u00f3n de condiciones, el inter\u00e9s medio de los pr\u00e9stamos en las hipotecas a tipo fijo baj\u00f3 1,2 puntos, mientras que el de las de tipo variable retrocedi\u00f3 nueve d\u00e9cimas.<\/p>\n<\/div>\n<p>[ad_2]<br \/>\n<br \/><a href=\"https:\/\/www.europapress.es\/economia\/finanzas-00340\/noticia-firma-hipotecas-viviendas-cae-01-abril-ano-ascensos-20190627090029.html\">Source link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>[ad_1] MADRID, 27 Jun.
